There are all kinds of websites and most of them are not upto date nor are the listings you find. Once you find a good one stay with it. I would recommend Trying www.jimbigelow.com you can get current information and listings from the Greater Tulsa Association of Realtors, current market statistics, Apply for a mortgage or even set up a custome search to email you haomes that meet your criteria. This will cut down your time in front of a computer and expand your knowledge about the housing market.

Below are some quick tips that will also benifit you and your search.

1. Narrow down the area or neighborhoods you wwould like to live in. Google Earth can show you alot about the areas.

2. Call a realtor and ask questions. A good Realtor will offer information and not keep calling you until you ask them for representation or other services. Narrow down the zip codes you are interested in and set up a search on those zip codes or geographic locations between certain streets.

3. Once you start finding homes that interest you keep refining your search criteria.

4. www.jimbigelow gives you the ability to look at housing statistics upto the end of the previous month, this is important to know if it is a buyers market, sellers market and how fast homes are selling. Should you move quickly when you find the right home or will it still be there a week from now.

5. mobile app’s are a great tool when you just happen to drive by a home that is for sale. If you are tech savey enough you can get the information right then and there, If not call that Realtor that is providing information to you and not being pushy they will be glad to tell you about it. REMEBER, to call the Realtor that has been so helpful when it is time to look at a house good Realtors deserve the opportunity to finish the service they have started.

6. Be very wary of online services – there are an over whelming number of sites that make you think they are local that just want to make money by tricking you and sending a referral to a local Realtor to call you. Yes they make money doing that and more times than not your interest is not the main concern, it is someone just looking to make a commission and go on to the next referral.

I hope this helps, I would love to work with each one of you that visits my wesite www.jimbigelow.com however i know that will not happen. I have been blessed in this industry and just want to good and trusted website to help you the general public. So please feel free to use my webiste, i hope you like it and it is helpful and if you have any questions please feel free to call me I will do my best to answer your questions and only call you when you want or need need my services.

–>

The number of homes for-sale has dropped to its lowest point since Realtor.com started collecting such data, and inventories are falling the most in the Golden State. California metros made up all spots in the top 10 of areas posting the largest year-over-year drops in inventories.

Nationwide, inventory levels are down 16.47 percent in January year-over-year, and are less than half the peak of 3.1 million units reached in September 2007, according to Realtor.com’s analysis of the latest MLS data.

The following are the 8 metros that have seen some of the largest inventory declines in the past year, according to the January data:

Sacramento, Calif.: -67.20%

Stockton-Lodi, Calif.: -64.56%

Oakland, Calif.: -64.14%

San Jose, Calif.: -56.33%

San Francisco: -46.80%

Seattle-Bellevue-Everett, Wash.: -44.44%

Ventura, Calif.: -43.39%

Los Angeles-Long Beach, Calif.: -41.29%

Meanwhile, the only metros seeing gains in for-sale inventory were Shreveport-Boossier City, La.; El Paso, Texas; and Charleston, W.Va.

Source: Realtor.com

This same thing is happening in Tulsa, OK. Our inventory is getting very low. If you are thinking about selling now is the time to get it on the market, don’t wait untile spring has sprung and everyone decides to sell their home.

Clothes Dryer

Keeping your dryer entirely lint free is easy, improves energy efficiency and safety from lint fires.

Inspect & Clean Annually you should inspect the vent pipe from your dryer to the outside of your house (where the flap door is what opens when the dryer is on and venting). It should be cleaned of lint and dust and properly attached with no holes or cracks. If it is damaged, it must be replaced or repaired properly.

Clean the floor under, behind and around your dryer to remove lint and dirt that naturally collects. You will need to safely move your dryer to do this properly.

Level Your Dryer Make sure your dryer’s feet are level on the ground as this balances the dryer properly and will extend the life of your dryer.

Dryer Flap Make sure the flap on the outside of your house opens and closes properly to prevent the loss of energy from your home. Pests can enter through flaps that don’t close properly and your dryer will run longer, wasting energy and life if the flap does not open properly.

If you have a gas dryer, the burner should be cleaned and inspected according to manufacturer’s instructions.

If Your Unit is not Working If you have a problem with your clothes washer not working, as with all systems or appliances, check for blown fuses, tripped circuit breakers and proper power first.
